"Welcome tax"
What is the «Welcome Tax» ?
Municipalities collect a fee for the transfer of any new or used building located on their territory.
Property transfer fees are also known as the "welcome tax"
This’’welcome tax’’ is paid by the buyer.
It is calculated from the higher of the following amounts:
The price paid for
the acquisition of the building
The amount of the consideration
stipulated for the transfer of the immovable
The amount of the market value of the
immovable at the time of its transfer
How is it calculated?
According to the following scales :
0.5% on the first $ 50,000
1.0% on the $ 50,001 to $ 250,000 portion
1.5% on the portion exceeding $ 250,001
In Montreal, you must apply your rules :
0.5% on the first $ 50,000
1.0% on the $ 50,001 to $ 250,000 portion
1.5% on the $ 250,001 to $ 500,000 portion
2.0% on the $ 500,001 to $ 1,000,000 portion
2.5% on the portion exceeding $ 1,000,001
Note
A buyer may be exempt from paying the duties on transfers in certain cases
